Mechanical Systems Design

Mechanical engineering services include the complete design of heating, ventilation, and air conditioning (HVAC) systems for residential, commercial, industrial, and institutional buildings. This includes heating and cooling load calculations, ventilation and exhaust calculations, equipment selection, ductwork and piping layout, controls integration, and coordination with other disciplines. FMD has experience with hydronic, direct expansion, variable refrigerant flow, variable air volume, and central plant systems. All mechanical designs are fully coordinated with architectural, plumbing, and electrical systems and delivered as permit-ready construction documents.

Plumbing Systems Design

Plumbing engineering services typically include full design of domestic water supply systems, hot water generation, sanitary waste and vent systems, and storm drainage. Specialty piping such as fuel, gas piping, compressed air, vacuum, steam, medical gases and process water are also included where required. Specialized plumbing design is available for commercial kitchens, medical and laboratory facilities, industrial buildings, and mixed-use developments, including grease waste systems, acid waste neutralization, and medical gas infrastructure as applicable. Complete plumbing drawings, riser diagrams, fixture plans, and hydraulic calculations are provided in full coordination with mechanical and electrical systems to ensure efficient, conflict-free installation and full code compliance.

Title 24 Energy Compliance Documentation

All construction projects in California require some form of energy compliance documentation. FMD has extensive knowledge of the California Energy Code and experience getting even the toughest projects to pass title 24. FMD provides value added by reviewing the compliance documentation and removing unnecessary construction items prior to city submission. This saves the client time and money by eliminating construction elements that are not required by code.

Residential MEP Design

Residential MEP design is typically not extensively required for residential projects in California, however many clients prefer to have these systems designed prior to construction. Designing MEP systems, even though not typically required by code, minimizes changes during the construction phase. Homeowners have to make less compromises, and the money spent on engineering is easily paid back through the limitation of change orders and re-work. 

ECC Rating

We provide professional ECC (HERS) rating to verify and document residential and non-residential projects meet the California Energy Code as designed. Our certified testing verifies the proper installation and performance of HVAC systems, ductwork, controls, mechanical systems, and building envelope components. Through accurate testing, verification, and documentation, we help builders, contractors, and property owners prove compliance, improve system performance, and ensure long-term building energy efficiency.
